If you are looking to buy a new home in Inspiration, there are some things you probably want to know. Things like tax rates, HOA fees, which schools we’re zoned for, and what utility companies service our area. This article has all the answers! HOA FEES

$1075 paid semi-annually ($537.50 ea) on January 1 & July 1

Resale Fees:  $335 (6-10 day delivery); $400.00 (3-5 day delivery): $495.00 (1-2 day delivery).

Additionally, at closing, a one-time Capital Contribution of $500.00 with a $150 transfer fee to FirstService Residential.

EXTRATERRITORIAL JURISDICTION (ETJ)

Inspiration is located in Collin County, but also within the ETJ of three separate cities and towns; The Town of St. Paul, City of Wylie and City of Lucas. No City taxes are collected for property located within an ETJ. Public safety for Police Services, road maintenance, and parks are provided by either the CCWCID (see below) or Collin County for this community. Public safety for Fire and EMS are provided by the City of Wylie per a separate agreement with the HOA.

 

COLLIN COUNTY WATER CONTROL AND IMPROVEMENT DISTRICT (CCWCID)

Inspiration is located within Collin County Water Control and Improvement District No. 3 (CCWCID), which is a special governmental entity created by the State of Texas. The main functions are to provide water, sewage, drainage, streets and other services within its boundaries. The CCWCID provides miles of water and sewer utilities and other major infrastructure needed for the community. Due to the costs of creating a high-quality community, Inspiration would not be possible without the CCWCID.

 

WATER AND SEWER SERVICES (WYLIE NE SUD)

Wylie North East Special Utility District (Wylie NE SUD) is the retail service provider for sewer and water within Inspiration and some of the surrounding areas. Wylie NE SUD was created to provide retail water to customers in Collin County, including other residential communities and the Town of St. Paul . Wylie NE SUD water is supplied by North Texas Municipal Water District (NTMWD) as a wholesale provider. NTMWD supplies water to most of the towns and cities within Collin County, including the Cities of Wylie and Lucas.

 

SCHOOLS (WYLIE ISD)

Inspiration is located within the highly acclaimed Wylie Independent School District (Wylie ISD) boundaries and features the on-site elementary school George W. Bush Elementary. Students also attend Davis Intermediate, McMillan Junior High, and Wylie East High School.

 

INSPIRATION RESIDENTIAL ASSOCIATION, INC (HOA)

Inspiration’s HOA is managed by First Service Residential. Homeowner Association dues are $980.00 per year and are assessed semi-annually ($490 ea) on January 1 and July 1. The dues pay for landscaping, maintenance, repairs in common areas, amenities and social activities. You can visit the HOA website here.

 

TAXES

The annual property tax bill from CCWCID replaces a City tax. The CCWCID (District) tax is necessary to pay for construction and general maintenance of facilities and streets, operation expenses and bond debt. District rates will vary over time as the District’s operating and debt service costs are shared by more homeowners. The current District rate at Inspiration is $1.00 per $100 of the assessed property value. Because this District is located within three separate ETJs, it is unlikely in the future to be annexed into a Town or City. The 2018 combined tax rate for Inspiration residents is $2.902007 per $100 of assessed property value.
